Our scoring algorithm follows these steps:

  1. Normalize all rates: We adjust each lender's advertised rate to account for any points or origination fees, creating an "effective rate" for fair comparison.
  2. Calculate APR: We determine the Annual Percentage Rate for each option, which includes both the interest rate and associated fees.
  3. Determine percentile ranking: We position your mortgage's effective rate within the distribution of similarly available mortgages based on monthly interest payments.
  4. Calculate final score: The weighted factors are combined to produce your final Rate Score on a 0-100 scale.
